Structure regulations

These Regulations are an integral part of the Reservation Form; for anything not explicitly mentioned, reference is made to current regulations, good taste and common sense in the interest of all.

We are committed to creating a cozy, modern, technological and environmentally friendly, but above all comfortable environment for you to spend beautiful and carefree days in beautiful Modena.

Below you will find the general regulations for a harmonious, responsible, conscious and respectful stay in the apartment so as not to disturb or harm others and the environment.

The facility is, more than anything else, the residence of many guests who have decided to stay there; therefore, we ask that you respect and treat it as you would care for your own home and that of relatives and friends. For the purpose of good coexistence, we ask that you observe not only the rules dictated by law, but also those simply inspired by common sense and mutual respect.

Your cooperation will be essential for all of us to have a pleasant stay, for our facility and the staff who work there, and for the outdoor environment in which it is embedded.

Failure to comply with one or more points of these regulations and the rules contained herein may lead to termination of the contract with the resulting economic and legal consequences.

The management reserves the right to amend these regulations for reasons of expediency and operation of services, publishing the changes on its website.

Reservation

For information, you can contact the management by phone, E-Mail, WhatsApp or in person.

Reservations can be made exclusively from our website by filling out the form.

The reservation request must include: the number of rooms requested, first name, last name, arrival date, departure date, number of guests, ID, citizenship, phone number and e-mail for receiving communications. Please also indicate the estimated time of your arrival.

Payment

To confirm your reservation you will be able to choose Stripe or bank transfer as your payment method. Payment is charged in full for the total amount of your stay.

Reservation withdrawal, changes, cancellations

In the event of a request for cancellation, the following procedures will be applied referring to the timing of notice of cancellation:

  • 100% refund of the amount paid, if cancellation is communicated at least 30 days before the start date of the stay.
  • Refund 50% of the amount paid, if cancellation is communicated at least 15 days before the start date of stay.
  • Refund 25% of the amount paid, if cancellation is communicated at least 7 days before the start date of stay.

In case of cancellation after this deadline or no-show, the payment made is not refunded.

The cancellation request must be received by e-mail at booking@itesoridimodena.it.

Customers who leave early are required to pay for the room for the remaining days of the reservation under Art. 1385-1386 cc.

In case of misunderstandings at the time of booking, the management will make arrangements for different accommodations in equivalent rooms or facilities when possible.

The period of stay is considered within the limits of the agreed dates. Therefore, please specify the arrival (check-in) and departure (check-out) dates respectively.

Only after the reservation request with the credit card or valid credit card information is received, or receipt of the transfer is validated, will confirmation of the reservation be communicated.

Rates are per day (per night) regardless of time of entry.

The arrangement agreed upon at the time of booking remains valid for the entire period of stay.

Services included in the stay

All areas and rooms are covered by free Wi-Fi service, the code for which will be provided upon arrival.

In addition, snacks, drinks and coffee are included.

Extra services

The facility provides additional services for a fee, which can be requested via WhatsApp.

We have selected a number of partners that you can contact personally for additional services that we do not deal with directly, such as:

  • Laundry
  • Shuttle
  • Personal guide service for city tours

To take advantage of these additional services, guests are invited to contact the management directly via the official WhatsApp channel, requesting the service of interest.

Check-in and entrance

Room availability: Rooms will be available from 3:00 p.m. on the day of arrival by appointment.

Access: Only registered guests are allowed to enter the rooms. Access to unbooked, unauthorized or unregistered persons is prohibited. If a customer allows an unauthorized person access, a penalty equal to the maximum double room rate will be charged, even if the access was in a single room, and the accommodation contract may be terminated immediately.

Check-out

As also clearly stated on the website, check-out time is set for 10:00 am. Delays of up to a maximum of 30 minutes are tolerated to leave the room free of people and things.

Should the room still be occupied after 12:00 noon by people or things, such as luggage or objects owned by the guest, a penalty equal to one night’s stay more than the maximum price charged will be charged without having the right to use the corresponding stay.

Items found after departure: Before departure, guests are asked to check that they have not forgotten any items or clothing. Found items will be kept for a maximum of 30 days from the date of check-out. After that period, if there are no requests from the guest for shipment or retrieval by appointed carriers, such items or clothing will be disposed of. Requests for shipments by guests to their homes must be paid in advance in the amount of €20.00 plus out-of-pocket expenses for shipping.

Rules of good behavior

Quiet hours: Guests must observe quiet hours from 2:00 pm to 4:00 pm and from 10:00 pm to 8:00 am.

Use of equipment: Consuming alcohol and drugs, using unauthorized electrical appliances (e.g., space heaters, irons), and throwing objects into toilets that may clog the pipes are prohibited. In case of obstructions, the cost of repair will be charged to the guest.

Safekeeping of Personal and Valuable Effects: Guests are required to keep their money and personal valuables in the safety deposit boxes provided. Management is not responsible for theft, loss or damage to valuables and items left inside the facility. Therefore, any complaints from guests about the alleged loss or theft of such items will not be considered by management in any way.

No smoking: By express regulatory provision (Law 584 of 1975, Art. 51 Law 3 of 2003 as amended) and for obvious hygienic and safety reasons, smoking is strictly prohibited throughout the facility. If a bad smell is detected in the room that suggests non-compliance with the above prohibition, the management reserves the right to apply the penalties provided by law against the offender. Upon the guest’s persistence in the prohibited behavior even after warning and sanction, the guest will be asked to leave the facility without any right to a refund of any nights not enjoyed. Any damages, such as burn marks and holes on furniture, floor, linens, etc., will be charged

Measures in case of violation of laws and regulations

If a guest fails to comply with applicable laws or points in these regulations, the management of the facility reserves the right to take the following actions:

  1. Verbal Warning: The guest will be verbally warned about the inappropriate behavior and will receive a formal warning.
  2. Written Warning: If the infraction persists, a written warning will be issued documenting the noncompliant behavior and warning of the possibility of more severe action.
  3. Termination of Contract: In case of serious violations of laws or regulations, the management reserves the right to immediately terminate the contract of stay, resulting in a request to leave the facility.
  4. Civil and Criminal Liability: The guest will be held responsible for any damage caused to the facility and to persons, and may be reported to the appropriate authorities in the event of misconduct.

We reiterate the importance of maintaining a respectful and safe environment for all guests and facility staff.
